Welcome back to Open House with Brad Snyder on KTAN 1420am.  Well folks, I think almost everyone has heard of Habitat for Humanity. Did you know that Habitat for Humanity International is a nonprofit, Christian housing ministry. HFHI seeks to eliminate poverty housing and homelessness from the world, and to make decent shelter a matter of conscience and action.

Habitat invites people of all backgrounds, races and religions to build houses together in partnership with families in need. Today we have MAJ Raymond P. Bouchard with our local Habitat for Humanity office in the studios to tell us about Habitat for Humanity and what they are doing here in our area.

Welcome to “Open House”, I am Brad Snyder and I'm a Realtor with Haymore Real Estate. This program has been designed to bring you news and information you can use. Each week I will have guest experts talking about what they know best and answering your questions and concerns. My goal is to inspire, empower, and enlighten as we discuss issues that effect homeownership.

Everyone is always pushing for a home inspection on the purchase of a home. While I do agree that this is a useful practice and a good idea, I wonder why more professionals do not make consumers more informed about the benefits of a home warranty. A home warranty generally covers most of the items included in a home inspection but for a little more it will pay (minus a small deductible) to fix whatever goes wrong. A good home warranty will cover almost everything in the house as well ~ appliances, fixtures, & water heater. As often as I recommend these to homebuyers and homeowners, most people have never heard of such a concept. You can even pay an extra premium with most companies to cover things like the air conditioner and the septic tank! This is also a great tool for sellers. Buyers will feel more comfortable that if anything goes wrong in their new dream house it will be covered. There are even a few companies out there that will give you a free home inspection or a few extra months if you are a seller obtaining a warranty. You can also get discounts for seniors, military, and professional discounts. Today we are going to be talking about the value of a home warranty, and the piece of mind that accompanies one!

A manufactured home, once referred to by the industry as a mobile home, is a type of factory-built housing. Prior to 1976, the most common type of factory-built housing was the mobile home. Today much of the perception of manufactured housing is still based on the mobile units that predated the late 1970s. "Mobile" is what these homes were, a unit on a steel chassis that could be hooked to a tractor unit and moved. Historically, these units were placed on concrete blocks and many left the wheels attached.

Today, however, factory-built housing includes many types of structures that are built and assembled under the controlled conditions of a factory. These structures are built to a much higher specification then the mobile units of the early 1970s. In contrast to this factory-built housing is the site-built home. This is a unit constructed entirely or predominately on the home site. Nevertheless, today, even with site-built housing, selected parts are typically built off-site. These parts are usually structural components such as wooden I-beams and roof trusses. Many of the noticeable distinctions between manufactured housing and site-built housing are disappearing, as most manufactured housing placed today is no longer single units in trailer parks, but double units placed on permanent foundations on private land. Today we have Ken  from Ideal Manufactured Homes  in the studio and we are going to talk about Manufactured Housing.

All too often we don’t think about our roof until it leaks.
